Steps We Take To Price Your Home Right
Marketing goes out the window if the price is too high or too low. There are dozens of strategies and games we can play with a buyer, but pricing the home too high or too low is not one of them. Most buyers and their agents have access to the same information we do about your home. Even if they were totally clueless about what they should pay for the home, their appraiser isn’t. Many buyers will need to borrow from a lender that will not loan more than the appraised value of the home. Pricing your home too high will cost you money and time. It will most certainly frustrate everyone if you don’t price your home right.
Before our visit, I will create a Comparable Market Analysis (CMA), which will provide you with a suggested price range to list your home at. When I visit the property, I can make adjustments to the CMA based on your home’s condition, location and number of upgrades you made (such as granite counters or a swimming pool).
If interviewing other agents, remember that just because they claim that they can list your home for a higher price doesn’t mean they will sell it at that price. I will present accurate sales data and market details every time to justify the offering price!
